Can foreigners own land in California?
Yes. California has no restrictions against
foreign ownership of real estate. You only need to be 18
years of age.
How do I pay for the land? You have
two choices. You can pay my directly for the land and I
will transfer ownership to the new owner. Or you can use
the services of an escrow company to provide title
insurance and handle the transfer of the property. The
buyer is responsible for the charges related to escrow
and title insurance. Most buyer prefer to pay me
directly and save the expenses associated with using an
escrow company. After I file the deed, I can fax you a
copy of the filed deed with the recording number. The
County will mail you the original deed to 4 - 6 weeks.
Deeds can always be tracked by the Recording Number.
What Escrow company do you recommend? You
can choose any escrow company that is licensed to
conduct business in the State of California. We
recommend Titan Escrow in Lancaster, CA.

Are there any extra fees to buy the land?
No. You only need to pay the recording fee or the
charges from the escrow company. The recording fee is
posted with the price for each property. Generally, the
recording fee is USD$199.00.
If I am visiting California, can I meet with you?
I live in Las Vegas and do not personally show the
property for sale to potential buyers. I do provide
directions to each parcel of land so that you can visit
the property without my involvement. Please remember to
use the plat map to determine the exact location of each
parcel.
How do I determine the current value of the British
Pound when converted to U.S. Dollars? You can
use an online currency converter. Here is
Google's Currency Converter.
What happens when I want to sell the land?
To sell the land, you will need to visit the US Embassy
to have the new deed notarized. A Notary verifies that
the seller's signature is authentic. Please contact the
U.S. Embassy closest to you, in order to get
information about using a notary. All deeds have to be
notarized by a Notary to prevent fraud. You will need
proper identification when using a Notary. |
